Reporting to:  School Business Manager

Salary:       £25,355- £27,284 per annum

Location: TCES Create Primary, E16- 4 days a week

         TCES Create in the Community, IG11- 1 day a week.

Contract and hours: Permanent, 10:00am-6:00pm Monday to Friday. 35 days + Bank Holiday annual leave.

Job Purpose

Responsible for the care and upkeep of the school buildings and grounds, surveying across both sites and reporting any issues, carrying out minor repairs, supervising external contractors, liaising with cleaners and championing health and safety in schools.

Main duties and responsibilities

Security

Checking damage/security on arrival at the premises, opening and closing, unlocking and locking of school gates and buildings as required outside of school hours and as agreed in advance.

Responding to, and resetting of, the school alarm, liaising with the police and alarm company.

Checking and securing the school premises after any out of hours intruder alarm activation.

Be a point of contact in an emergency callout situation.

General Duties

Ensuring that external rubbish and recycling are stored appropriately.

Sweep yards, pick up litter and be responsible for the removal of all debris from paths, play areas, grassed areas, flowerbeds and all entrances.

Carrying out maintenance and repairs to property, fixtures, fittings and equipment, within the scope of a competent handyperson. Repairs to damage by pupils to be undertaken with pupils where appropriate.

PAT Testing subject to appropriate training being provided. 

Carry out larger project work which is not beyond the scope of an unskilled handyman or are in your specialised skillset.

Drawing the attention of the appropriate authorities, via the School Business Manager (SBM), to any repairs or maintenance work, which is beyond the scope and responsibility of Caretaking staff.

Directing workmen and contractors to the sites of repair and maintenance work and inspecting the work of contractors where there is a requirement to sign a satisfaction note.

Preparation of school site for functions as required.

Receive and check goods and supplies and store in their appropriate storage places.

Routinely clean lamp shades and light diffusers (strip lights).

Report any defects of building, furniture, fittings and equipment to the SBM.

Immediate removal of graffiti.

Ensure that clear passage is maintained on all fire escape routes.

Proactively work to a schedule of identified works as agreed by the SBM.

Grounds Maintenance

Regular checking of roofs for pooling, debris, plant growth etc.

Undertake a regular site walk on a weekly basis with any issues being reported to the SBM.

Regularly check and clean soffits, bargeboards and external lights.

Keep all hard surfaces free of moss and weeds.

Disinfect drains and dustbins regularly.

Make safe any hazards and ensure that the area is cordoned off.

Keep paths, entrances free of ice and snow to ensure the safety of children, parents, staff and visitors.

Compliance Checks

Ensure weekly fire alarm checks and checking of fire equipment are carried out with records fully maintained.

Carrying out weekly testing of the Emergency Lights with records fully maintained.

Ensure that the school is carrying out quarterly RCD Testing.

Ensuring that the Preventative Maintenance Schedule is updated, and any outstanding actions are reported to the SBM.

Ensuring alongside the SBM that any action points from a Health & Safety and Fire Audit are completed in a timely manner. 

Ensure that the cleaning is being carried out to a high level and deep cleans are carried out as necessary.

Noting, monitoring and reporting any defects in the school buildings to the SBM.

Monitor the work of contractors working on site alongside the SBM.

Ensure that all items on the Maintenance Schedule are carried out in a timely manner.

Ensure that all lights and heating are working effectively, monitoring heating controls and boilers

Be aware of the location of all stopcocks, gas and electricity meters and read meters as required.

Ensure that the boiler house is tidy and free from flammable material.

Using appropriate PPE, replace, repair fluorescent tube starters and fluorescent tubes up to a height of eleven feet.

Since job descriptions cannot be exhaustive, the post-holder may be required to undertake other duties which are broadly in line with above key responsibilities.

The post-holder is expected to observe and comply with all TCES policies and regulations, for example Code of Conduct, Safeguarding, Keeping Children Safe in Education, Health and Safety, TCES Values, Equality and Diversity etc.
