Job title:      Property Development Manager 

Location:          Home based with occasional regional travel across the Midlands

Salary:              Up to £57,000 per annum including car allowance

Hours:              9-5 Monday-Friday      

Contract:     Permanent

JOB PURPOSE:             

To oversee the delivery of high-quality new schools that make a real difference to children with additional needs in a fast-moving environment. 

You will be able to quickly realise potential where it exists to deliver a high-quality learning environments supported by a professional team and multi-disciplined stakeholders you will have a high level of autonomy in managing the aspirations stakeholders within group standards and statutory requirements and will ensure the inevitable challenges and conflicts are resolved to the best of your ability regarding time, cost and quality.

KEY ACCOUNTABILITIES:

  • Site Identification & Feasibility: Lead the identification of potential sites and conduct comprehensive feasibility assessments.
  • Business Case Support: Support the Property and M&A Director to prepare detailed and robust business cases, ensuring alignment with OFG’s strategic growth plan.
  • Site Acquisition:  work with OFG’s legal team on the acquisition of freehold and leasehold properties.
  • Project Management & Delivery: Oversee all aspects of project execution, with a focus on time, cost and quality to ensure best value for the organisation.
  • Professional Team & Contractor Procurement: Select and appoint an appropriate professional team and the appointment of contractors.
  • Reporting: Provide timely and accurate updates on project status, programme and budget. ensuring all stakeholders are kept informed.
  • Transition & Handover: work with all stakeholders to ensure the smooth transition of projects from contractors’ practical completion to an Ofsted compliant school environment.
  • Post-Completion: Ensure processes are in place for the prompt resolution of any issues arising within retention periods


ROLE REQUIREMENTS

Skills

You will be able to demonstrate the following:

  • Vision: you will have the vision to see the potential and blockers when viewing properties and be able to make an informed recommendation to pursue or not. 
  • Creative Thinker: You will challenge yourself and stakeholders to resolve challenges you will assimilate and question what is presented to make informed decisions.
  • Communicator: you will be a confident communicator and arbiter managing stakeholders needs and aspirations.
  • Output Focussed: you will be able to work autonomously, identifying priorities and will know when your presence is needed. You will not walk away from a challenge. 
  • Adapt to Change: you will be able to lead change effectively, working with all stake holders to drive best practice and outcomes.
  • Team Management: you will be able to demonstrate a working understanding of the design and construction process and the ability to manage consultants and contractors. This will include Design, Planning, Procurement, Contract Management and Cost Control.
  • Commerciality: you will demonstrate financial acumen, including budgeting, cost estimation, budget monitoring including change to ensure best value within budget/
  • Reporting & Analytics: Ability to provide concise, accurate and timely progress reports, including analysis of budgets, timelines, and project milestones.
  • IT Literacy: Proficient in Microsoft Office Suite; Teams, Excel, Word, PowerPoint and SharePoint.


Experience 

  • You will have experience in setting up new business premises from site acquisition. Ideally in an education or regulated sector but not essential. 

Experience working in a large, multi-site organisation is essential
